The duties of a settlement agent include: researching the history of ownership of a real estate; obtaining amounts paid and owed for property taxes, utilities, and other fees attributable to the property; interacting with local and state agencies to notify them about the transfer of ownership; and otherwise assuring compliance with local, state and federal laws related to real estate transfers.
As settlement agent Summit Title Services, LLC conducts the closing or “settlement” of real estate transfers, from first-time home purchases to complex commercial transactions. This includes coordinating the attendance and document signing for all the parties, the recording of the pertinent documents at the Registry of Deeds and the disbursement of all funds to the appropriate parties.
